AI FOR DUBAI PROPERTY TEAMS

How Dubai Real Estate Agents Can Use ChatGPT (Without Breaking the Advertising Rules)

Dubai agents get the most from ChatGPT when they use it for first drafts: listings, WhatsApp follow-ups, bilingual versions and short market notes. Then they check every fact and add their Trakheesi permit number themselves. Speed comes from the draft. Trust comes from the check. Skip the check and a fast ad can turn into a fine.

Why this matters more in Dubai than elsewhere

Dubai recorded more than 270,000 real estate transactions worth AED 917 billion in 2025, according to the Government of Dubai. More deals mean more listings, more enquiries and more late-night WhatsApp threads. That is exactly the kind of repetitive writing AI is good at.

But Dubai also runs one of the tighter advertising regimes you will find. Property ads need a permit from the Dubai Land Department through the Trakheesi system, and the permit number must appear on the ad. In one enforcement round, DLD described progressive fines of AED 50,000 and possible licence cancellation for repeat breaches. ChatGPT knows none of your permits. That part stays with you.

Six jobs where ChatGPT earns its keep

Listing drafts
First drafts of portal and social captions from your own notes, in the length each channel needs.
WhatsApp follow-ups
Polite, short replies for leads who went quiet, viewing reminders and after-viewing check-ins.
Arabic and English versions
A matching version in the other language, which a fluent colleague then checks.
Viewing prep
A one-page brief on a community from notes you paste in: schools, commute, service charges you have confirmed.
Market summaries
Turn a DLD data export or your own sales list into a plain-English note for a client.
Objection replies
Draft calm answers to the questions you hear every week, then make them sound like you.

One worked example

Here is the kind of instruction that gets a usable first draft. Notice what it includes: who the buyer is, the facts, the channel and the limits.

You are a Dubai real estate agent writing for Property Finder. Buyer: young family relocating from India, first purchase in Dubai. Facts (use only these): 2-bedroom apartment, Jumeirah Village Circle, 1,250 sq ft, balcony with pool view, ready to move in, AED 1.6M. Write: a 90-word listing, warm and plain, no exaggeration. Do not mention returns, yields or prices other than the one given. End with the line: Permit number: [ADD]
SAMPLE DRAFT
Bright, ready 2-bedroom in Jumeirah Village Circle with a balcony that looks straight onto the pool. At 1,250 sq ft there is room for a family to settle in without compromise, and JVC puts schools, parks and daily shopping within a short drive. Move in as soon as the paperwork is done. Asking AED 1.6M. Message us to book a viewing this week.
Permit number: [ADD]

Good draft. Still a draft. Is it really a pool view from that unit, or from the one two floors up? Has the owner confirmed the price this week? You check. The AI does not.

Want the prompts your whole brokerage can share?

We build a tested prompt set for your agency: off-plan, secondary, leasing and follow-ups, in your brand voice and in both languages. We walk through it with your agents in one session.

Three checks before anything goes live

1
Facts
Size, view, floor, status and price match the documents and the owner's latest word.
2
Permit
The correct Trakheesi permit number is on the ad, and the permit has not expired.
3
Promises
No guaranteed returns, no invented yields, no claims you cannot show on paper.

Where agents go wrong

The most common mistake we see is the copy-paste listing. Twenty agents use the same prompt from the same viral post, and the portal fills up with identical sentences. Buyers notice. So do portals. Feed the AI your own notes about the unit, the smell of the lobby, the thing the last viewer loved, and the draft stops sounding like everybody else’s.

The second mistake is asking ChatGPT for market numbers. It will give you some. They may be old or simply made up. Pull figures from the DLD or your own sales data and paste them in.

Questions people ask

Yes, as a first draft. Check every fact against your documents, keep claims you cannot prove out of it, and add the valid Trakheesi permit number before it goes anywhere.
Yes. The permit rules apply to the ad, not to who or what wrote it. How it was drafted makes no difference.
It can produce a good formal Arabic draft. Have a fluent colleague read it before publishing, especially for names, numbers and anything legal.
Keep passport copies, Emirates IDs and contracts out of public AI tools. Use your company’s approved tools and remove personal details when in doubt.
Not the part clients pay for: judgement, negotiation and trust. It does take over much of the typing, which gives good agents more time with buyers.
